Reason #5 - “By owner” sellers often DO NOT KNOW THE CONTRACT.
Sellers selling their homes “by owner” often do not know the contract and what exactly they are committing themselves to.  Having an attorney look at the contract is an alternative sellers selling “by owner” choose rather than having an agent assisted sale.  But attorneys are not licensed real estate agents.  Surgeries done at hospitals are done by trained professionals who know what to look for when things go wrong.  When you hire an attorney to review an offer, you have to pay his fee whether or not the transaction closes, and he doesn’t offer E&O insurance to cover his (and your) unintentional errors and non-fraudulent omissions.

Raleigh Residential Real Estate – Townhouse Sales Now Make Up 20% of Raleigh Area Home Sales

Triangle North Carolina Area Townhouse Sales Now Make Up 20% of Raleigh Area Home Sales

According to yesterday’s News and Observer, townhome sales in the Triangle area of North Carolina rose to 20% of the residential real estate market between September 2005 and September 2006. This is up from 13% the year before.

As noted in the article, townhouses do not appreciate as fast as single family homes.

Increasing sales of townhomes is likely to continue as townhouse lot sales were up nearly 7 % in the third quarter of 2006.

The Poling Team recommends that you check out the Home Owners Association records and the amount of monthly dues and how well the community is maintained. There have been some very hot selling neighborhoods but Raleigh Residential Real Estate is local, down to the individual neighborhood. Some areas appreciate very well and some do not.

Also, if you purchase a townhome where the builder is still building, you will need to plan to hold onto the property longer. Otherwise, your re-sale will be competing again a new townhome and you will be limited by the builders selling price.
