What’s happening in the Downtown Raleigh, North Carolina Real Estate?

Raleigh’s News and Observer is reporting that tomorrow a groundbreaking is scheduled for Highwood properties new building project that will house RBC Bank. The 31 story building will be Raleigh’s tallest building.

It may not be the tallest building for long. Another developer is considering a condo, hotel office tower at the corner of Hillsboro and Dawson streets. It is also scheduled to be 31 stories tall. At this time construction on this building is scheduled to begin in June of 2007.

This new development parallels the rise in demand for condos and in downtown Raleigh, NC.

Good News for Raleigh, North Carolina Home Buyers and Sellers – Fed holds rates steady

The Federal Reserve held interest rates steady at 5.25% on Wednesday and acknowledged the economy was slowing.  This is the overnight bank rate that affects the rates of credit cards, auto loans and home equity loans.

Some see this as a sign the central bank may not need to raise rates further anytime soon. Some experts are projecting that with the housing market slowing and inflation steady or declining the Fed may start lowering rates as soon as next year.

According to Inman News, “The 30-year fixed-rate average sank to 5.89 percent, and the 15-year fixed-rate declined to 5.59 percent. The 1-year adjustable was up at 5.35 percent.”

New Knightdale Magazine just published by the Knightdale, NC Chamber of Commerce

The Knightdale, NC Chamber of Commerce has published a new Knightdale magazine that highlights the benefits of living in Knightdale, NC.

It covers topics such as Knightdale history, location and transportation, economic development, residential living, parks and recreation, community events, education, shopping, dining, lodging and much more.

Knightdale, North Carolina was the 13th fastest growing municipality in NC from 1990 to 2000. Yet it still provides its residents with a small town feel. There are community events that bring back memories of years gone by, like the yearly Easter Egg Hunt and the Christmas Parade. There is summer camp, youth baseball, t-ball, baseball and softball too.

Raleigh Area Relocation - Highlighting Holly Springs, North Carolina

As you might guess, Holly Springs, North Carolina was named for freshwater springs that can still be found in the area as well as its huge holly trees.

It is a fast growing and progressive town that is located about 19 miles south of Raleigh, NC and has access to the Research Triangle Park via highway 55.

Holly Springs’ reasonable land prices coupled with its proximity to urban centers and its small-town feel continue to attract new residents and businesses. This can be seen by its population growth.  Holly Springs had a population of less than 1,000 in 1990 and by 2006, the population is approximately 17,500.

While the Town favors growth, the Holly Springs leadership is determined to control the quality and placement of new developments while preserving open space and creating public areas. A recent focus has been on commercial development in downtown Holly Springs.

Holly Springs, NC community life is highlighted by a number of annual events. One of these is the HollyFest celebration on the last Saturday in October. Festivities include free children’s rides, music, food, arts and crafts, a 5-K race, and fireworks. Other community events include the Kiwanis Club Haunted Schoolhouse which is also in October, the Happy Holly Days Parade in December and a festive Main Street Christmas parade.

With great schools (Wake County) and a dedication to keeping its family-centered feel, Holly Springs, North Carolina is a great place to live.

NC State Farmers Market - Farmers Area

One thing that the Poling Team likes to do is visit the NC State Farmers Market. One of the upcoming events for this week is the North Carolina Sweet Potato Day that is happening on Thursday, September 21 from 11 AM to 1 PM. In yesterday’s blog I mentioned under the use of security deposits that a security deposits could be used for repairs other than due to “ordinary wear and tear” Today, we’ll look at the answer another question regarding what is involved in renting residential real estate in the Raleigh, North Carolina area – What is considered ordinary wear and tear?

What is considered Ordinary Wear and Tear?  *

1. Worn or dirty carpeting
2. Failed or cracked paint
3. Dirty windows and walls
4. Faded or broken curtain or blind strings
5. Leaking faucets or toilets
6. Small nail holes in the walls that result from hanging pictures
7. Burned out range heating elements.

Today’s blog will answer another question regarding what is involved in renting residential real estate in the Raleigh, North Carolina area.

What are the Permitted Uses of Security Deposits? *

1. Nonpayment of rent.
2. Damages to the rental property – other than damage due to “ordinary wear and tear”
3. Failing to stay the full rental period.
4. Unpaid bills from the tenants occupancy which become a lien against the property.
5. The cost of re-renting the property after a breach of the lease by the tenant.
6. Costs of removal and storage of the tenant’ property that has been left behind.
7. Court costs that result from the termination of a tenancy.
