Raleigh Residential Real Estate – Renting Apex, Cary, Garner, Knightdale, Holly Springs or Raleigh, NC Residential Real Estate

If you are relocating to the Triangle, NC area you may decide to rent an apartment or a home before you make a decision to purchase a home. Or if you are renting in the Triangle you may have questions regarding your current lease. I thought it might be helpful to share in my blog some answers to frequently asked questions (FAQ’s) regarding what is involved in renting residential real estate in North Carolina.

First of all, if a property is to be leased for less than three (3) years the agreement or contract does not have to be in writing. So if you are going to be a tenant or landlord, be careful of what you verbablly agree to do if you are not going to put the lease of the property in writing. A landlord-tenant relationship can be established by oral agreement if it includes the names of the landlord and tenant(s), the lease period (less than 3 years), the amount of the rent to be paid.

There is no universal lease agreement and the terms and conditions of a lease are not usually governed by legal statue, but there are a number of duties that are assumed by the tenant and landlord that cannot be negotiated away. We’ll look at some of these in my next blog.

Raleigh Residential Real Estate – Raleigh, NC goes Against the National Trend - Existing Home Sales are UP With Higher Prices in Raleigh, NC

This week the National Association of Realtors reported that existing home sales were down with softening prices. See the following headline from their website:

WASHINGTON (August 23, 2006) – Existing-home sales were down in July, while home prices in many areas are slightly below year-ago levels, according to the National Association of Realtors®.  Read the full article: Existing-home sales down in July

This was NOT true for the Triangle, NC Area. In the Triangle MLS Economic and Market Watch Report for the 2nd Quarter of 2006 it reported that for the Raleigh region, home sales were up 6.4% in the second quarter. In addition, prices rose 7.2% over 2005. They are projecting the number of sales and prices to continue their upward trend in the upcoming months. 

In addition, existing home sales in July in Durham, Johnson, Orange and Wake County, North Carolina were up 4% over 2005.

Last week the News and Observer reported that the Wake County School Board is now considering making some middle schools move to a year-round schedule next year. This is being done to accommodate more students, but it also addresses the issues of parents having children on different schedules.

Raleigh Residential Real Estate –News for the Raleigh, North Carolina Schools – Holly Springs High School Holds Ribbon Cutting Ceremony this past week.

This week the Wake County Public School System held a ribbon cutting for one of two new high schools scheduled to open in the 2006 – 07 school year. The new Holly Springs, NC High School will have 1,663 students in the 3 story building.

The Wake County NC Schools will open a total of seven new schools for 2006-07, while more schools are being built and planned. In addition to the two new high schools there will be five multi-track, year-round schools, which provide space for more students.

The second new high school is Panther Creek High in Cary and is under construction and on schedule to open for 2006-07.

I just stopped in for some doggie needs at the Grand Opening of the new Petco at the Shoppes at Midway Plantation. Our Chocolate Lab Grace recently had 11 pups and it seems there is always a need for something. Nice store and helpful sales folks.

Anyway, since a number of stores are now open, I thought it would be good to give an update on the stores that are now open. Now open are: Target, Home Depot, OfficeMax, Ross Dress For Less, Michaels, Petco, and Bed Bath and Beyond. Other shops scheduled to open soon in this large regional commercial shopping center include: Moe’s Southwest Grill, Applebee’s, Chili’s, Lonestar Steakhouse, Chick-Fil-A, Wachovia, Arby’s, Kirkland’s, Rack Room Shoes, Payless Shoes, Mattress Warehouse, Radio Shac, Island Nails, SunCom, Five Guys Burgers, I Love Pizza, Hair Cuttery.

All of this is good news for home owners in the Knightdale, Wendell and Zebulon, NC area. Not only does this bring convenient shopping, it will also help property values to increase.
