Raleigh Residential Real Estate - Reasons Why Sellers Should Have An Agent-Assisted Home Sale Rather Than Selling By-Owner:  

Reason #2 – “By owner” sellers have NO FINANCIAL SAFETY NET.

Sellers have no financial safety net when selling on their own, while agents carry a million dollars or more on every single transaction that they do.  It is noteworthy that real estate agents are highly trained and know what they are doing, and yet they still carry insurance called “Errors and Omissions” insurance.  Sellers selling “by owner” have no insurance to cover them if a buyer comes back in 3-4-5 years and decides to litigate against the seller.  In agent-assisted home sales, it is an agent’s E&O policy that protects the seller’s assets against unintentional errors and non-fraudulent omissions.   Since this is a business transaction and you never know who you are selling to, why would a seller consider doing a transaction without the protection and security of E&O insurance?  It represents the seller’s future, his retirement, his equity, and his future earnings.

Staging your Raleigh, NC area home to sell can be simple and even inexpensive.

First of all it is important to recognize that we all get emotionally attached to our homes and often we overlook things in our own place. It is important to have an objective eye when you tour your home and consider what needs to be done to generate a positive first impression. As the old adage goes, you don’t get a second chance at a good first impression. It really is a good first impression that helps any home to sell faster.

So as you tour your home, think back to the time you purchased your home. As you tour your home looking for things to spruce up, think of yourself as a “buyer” coming to your home for the first time. Begin your tour from the street as you pull up to the drive. This is what is known as “curb appeal.” Often great curb appeal can be achieved without a major renovation or makeover.

Here are a few questions to ask yourself. Is the grass mown? Are the hedges trimmed? Does the mailbox need painted? Are the driveway and walkways clean? Are there children’s toys (pet toys tools) lying around? Most folks who offer advice on staging a home to sell begin by talking about de-cluttering the home. This is very good advice and it should include the exterior of the home as well as the interior.
