Market Watch reported on November 1st that U.S. mortgage rates drop near the six-month low:

“The 30-year fixed-rate mortgage averaged 6.26% for the week ending Nov. 1, down from last week’s 6.33% average, according to Freddie Mac’s weekly survey. The mortgage rate hasn’t been this low since the week ending May 17, when it averaged 6.21%. It averaged 6.31% a year ago.”

In addition, the supply of homes currently listed for sale in the Triangle Multiple Listing Service (TMLS) is up about 26% above November of last year. In Wake County NC there are (as of today) 8,252 active listings compared to 6,413 active listings in November 2006. This is a 28.7% increase over November 2006.

According to a 2006 study of home buyers*, first time home buyers most often purchase their home due to a desire to establish their own household. This reason accounted for 74% of first time home buyer purchases.

For repeat home buyers the greatest reported reason for the home purchase was a desire for a larger home – 20% of repeat home buyers. This was followed by relocation or a job related move as the motivation for a repeat home purchase – 16% of repeat home buyers.

I visited Trader Joes in Cary today. I had to be on Kildaire Farm Road for a closing, so it was convenient to stop in. As I toured the isles with their unique offerings, I was reminded of one of the our recent relocation home buyer clients.

They were relocating to the Raleigh, NC area from California. The fact that Cary has a relatively new Trader Joes was a major consideration for their home purchase.

They actually ended up purchasing a home in North Raleigh, but the lady of the house was happy that she could still shop at a Trader Joes.

The Knightdale, NC Chamber of Commerce has published a new Knightdale magazine that highlights the benefits of living in Knightdale, NC.

It covers topics such as Knightdale history, location and transportation, economic development, residential living, parks and recreation, community events, education, shopping, dining, lodging and much more.

Knightdale, North Carolina was the 13th fastest growing municipality in NC from 1990 to 2000. Yet it still provides its residents with a small town feel. There are community events that bring back memories of years gone by, like the yearly Easter Egg Hunt and the Christmas Parade.
