In an effort to help Raleigh visitors,  real estate agents, realtors and home buyers looking for a home in Raleigh, NC area this weekend, I thought I would share this travel alert.

Travelers heading east from Durham, RDU and Cary, NC can expect big delays this weekend in Raleigh on Interstate 40. Traffic will be squeezed into a single lane all weekend for pavement repairs near the Gorman Street interchange.

From 8 p.m. Friday to 6 a.m. Monday, two of the three eastbound lanes will be closed between Exit 293 (U.S. 1/64) and Exit 295 (Gorman Street).  Traffic backups of up to a mile are predicted by Andy Barry, the state Department of Transportation engineer in charge of the work.

I would anticipate that this is an optimistic forecast as this is a very busy section of road. An alternative route if you are coming east from Durham, is to take the I-540 Outer Loop all the way around North Raleigh to U.S. 64/264 at Knightdale, then head west on I-440 to Exit 301 (I-40 East). This adds about 10 miles to the trip, but it could save a 20 or 30 minute construction delay.

Travel westbound is not affected except for the potential of “rubber neckers”.

The number of current listings in Apex, NC is 86% above the 3rd quarter of 2006. Cary has 15% more homes in the TMLS than last year and Morrisville has 5 % more homes on the market.

So with all this increase in inventory how has this affected the absorption rate? Absorption rate is the number of months it will take to sell all the homes currently on the market at the current years’ selling rate.

Morrisville’s supply for all residential property types is just under 3 months. Cary has a 3.2 month supply and Apex has a 4 month supply of homes for sale. When one examines just detached single family homes, Cary’s absorption rate stays about the same and Morrisville moves out to about 4 months.

There is an oversupply in the upper price points in Cary and Morrisville (1 mil.+) and there in an oversupply in Apex for homes priced at $500,000 and above.

The average list price in Cary is increasing somewhat, while it is decreasing in Apex and Morrisville.

U.S. Census Bureau reported today that the national vacancy rates in the third quarter 2007 were 9.8 (+ 0.4) percent for rental housing and 2.7 (+ 0.1) percent for homeowner housing, the Department of Commerce’s Census Bureau announced today. The Census Bureau said the rental vacancy rate was not statistically different from the third quarter rate last year (9.9 percent), or the rate last quarter (9.5 percent).

Rental vacancy rates in the south averaged 11.9% in the 3rd quarter of 2006. This year they averaged 12.1% for the 3rd quarter. Homeowner vacancy rates edged up to 3.1% vs. 2.8% last year.

Today’s News and Observer is reporting that, “The Commerce Department reported today that sales of new homes rose by 4.8 percent during September to a seasonally adjusted annual rate of 770,000 units.”

I don’t want to be a pessimist, but I don’t believe the government has it right. The National Association of Home Builders is questioning the numbers as well. Here is what they said today:

“Given the substantial downward revisions to home sales numbers for June, July and August, it must be said that this is still a fundamentally weak report”, noted NAHB Chief Economist David Seiders. “Moreover, the large sales gains reported in the West region are highly suspicious, given the results of our own builder surveys and large downward movements in existing-home sales in that region. On the positive side, builders do seem to be making progress on reducing the substantial overhang of unsold units on the market, according to the latest figures.”

Sales of new construction homes in the main four county area of the Triangle, NC declined by 23.8% according to statistics from the Triangle Multiple Listing service (TMLS.)
