1. Nonpayment of rent.
2. Damages to the rental property – other than damage due to “ordinary wear and tear”
3. Failing to stay the full rental period.
4. Unpaid bills from the tenants occupancy which become a lien against the property.
5. The cost of re-renting the property after a breach of the lease by the tenant.
6. Costs of removal and storage of the tenant’ property that has been left behind.
7. Court costs that result from the termination of a tenancy.
